Private residence additions approved at ZBA meeting

The Zoning Board of Appeals at its Dec. 16 meeting hears from legal representation for an application to amend zoning to build a garage addition on Clark Lane.

The Zoning Board of Appeals approved decisions for three cases at its  meeting on Tuesday. 

The board approved an application for an extension of time for an addition to a Cedarwood Avenue house. The applicant now has until June 6, 2026, to begin construction and until Dec. 23, 2027, to complete the project.

The board reviewed and ultimately approved an application for acceptance of current non-conformities to zoning and the construction of a single-story addition to a house on Mokema Avenue. Applicant Robert Prizio’s garage had been crushed during the summer of 2025 by a fallen tree, which rendered the back entrance to the property unusable. The addition would replace the now-demolished garage. As part of the addition, Prizio wants to construct a bedroom. In order for the addition to be constructed, the zoning board had to also approve zoning violations that the property has had since 1921. The board approved both the acceptance of the non-conformities and the addition.

The board reviewed an application for an addition of a second-story exercise room to a garage on Clark Lane. In order to do this, the board would need to allow for a height variance as well as acceptance of existing non-conformities on the property. According to the applicant, the house doesn’t have a basement due to the high water table at the lot, so the only option is the garage addition. The board approved both the acceptance of the non-conformities and the height variance so that the addition can be built.
